Pricing Your Home For
Sale
When it comes to deciding
on the list price of your home, there are many factors to consider.
To start with, I'll perform a CMA (Competitive Market Analysis),
this will tell us how much homes have sold for in your area during
the last 6 months or so.
We will also look at the homes that have been for sale but have not
sold yet.
Next we will look at expired listings, homes that didn't sell. It's
important to try to find out why they didn't sell, but in general
these homes may show us what prices are unrealistic in the market
right now.
Then, we compare your home to the homes in the report to get an idea
of what your home will sell for. We also compare things such as
condition, age, style, number of rooms, etc.
How much time do you have before you need a sale? Are you being
transferred? This is very important to consider when choosing a
price.
How much do you owe on the mortgage? If you owe more than homes like
yours are selling for, you may be in for a long listing period.
